A home inspector is an individual who is responsible for making a physical inspection of a house. Home inspectors possess the knowledge necessary to do their job. They usually have a background and understanding related to basic construction and common house hold problems. Some home inspectors are licensed individuals (P.E.) who are most qualified to do their job.

A typical inspection report contains observation and findings in the following areas:

Below are some examples of real-life situations that could be encountered when purchasing a home:

The house that you want to buy has no snow on the roof the day after a snowfall.
This is an indication that the attic is not well insulated. Heat is being transferred from the house to the roof, thereby melting the snow.

Heating bills are higher than they should be. A home's hot water heater appears to be in good condition. Check the serial number on the tank. Usually the first 4 digits of serial number is the date of fabrication (i.e. - serial number 0485-30U58 indicates unit built in April of 1985). Although the unit appears to be in good condition, it has passed its expected life expectancy of 12 years and may require replacement soon.

Pipes in a boiler room are wrapped in material that looks like plaster. The wrappings might be an asbestos containing material. Learn to identify this serious health hazard. Little white "bugs" in the crawl space. Are they harmless pests...or destructive termite nymphs?
