Below are some examples of real-life situations that could be encountered when purchasing a home:

The house that you want to buy has no snow on the roof the day after a snowfall. This is an indication that the attic is not well insulated. Heat is being transferred from the house to the roof, thereby melting the snow.

Heating bills are higher than they should be. A home's hot water heater appears to be in good condition. Check the serial number on the tank. Usually the first 4 digits of serial number is the date of fabrication (i.e. - serial number 0485-30U58 indicates unit built in April of 1985). Although the unit appears to be in good condition, it has passed its expected life expectancy of 12 years and may require replacement soon.
